About the Role
We are seeking a reliable and skilled Property Maintenance Technician to live on-site and support daily operations at our +55 affordable housing residential community in San Marcos. This position is responsible for maintaining the property’s units, grounds, and common areas to ensure a safe, clean, and well‑functioning environment for residents. The ideal candidate is professional, great communicator, detail oriented, proactive, organized, takes pride in their work and experienced in general maintenance and repairs all while exemplifying excellent customer service, teamwork and a positive attitude.
Key Responsibilities Unit Maintenance & Repairs
Perform routine and emergency repairs in occupied and vacant units
Troubleshoot and repair plumbing, electrical, carpentry, and appliance issues
Complete unit turns, including painting, patching, cleaning, and minor renovations
Replace fixtures, hardware, flooring sections, and other interior components
Key duties include but not limited to:
Preventive Maintenance:
Conduct scheduled inspections of units, common areas, and building systems, Test smoke/CO detectors, replace filters, and maintain HVAC components. Identify potential hazards and report issues requiring contractor support
Grounds & Exterior
Maintain cleanliness of walkways, parking areas, and outdoor spaces
Perform minor landscaping tasks (weeding, trimming, irrigation checks)
Remove trash, debris, and graffiti as needed
Common Areas & Facilities
Maintain laundry rooms, community rooms, hallways, and shared spaces
Ensure lighting, doors, locks, and safety equipment are functioning properly
Work Order Management
Respond promptly to resident maintenance requests
Document all work performed using the property’s work order system
Communicate professionally with residents and management
Emergency Response
Participate in on‑call rotation for after‑hours emergencies
Address urgent issues such as leaks, floods, power outages, and lockouts
Vendor & Compliance Support
Provide access to contractors and verify work completion
Assist with inspections (HQS, REAC, annual unit inspections)
Follow all safety, building code, and company compliance standards
Qualifications
2+ years of property maintenance or building repair experience preferred
Strong skills in plumbing, electrical, carpentry, and general repairs
Ability to lift 50+ lbs, climb ladders, and perform physical tasks
Valid driver’s license and reliable transportation
Excellent communication and customer‑service skills
Ability to work independently and manage multiple tasks
MUST be able to live on site.
Bi-lingual (fluent Spanish and English) is a big plus
** Not required but a plus if you have experience with the below three
Affordable housing (LIHTC, Section 8, VASH)
HVAC certification again, this is a plus but not required
Experience with work order software (AppFolio, Yardi, etc.)
Schedule & Compensation
Full‑time, onsite position. Living on-site in a provided apartment after your 90-day probationary period is required
Participation in on‑call rotation required
