Reporting to SVP, Real Estate and Expansion, the Director Real Estate will work in collaboration with senior brand leadership to develop the strategic, long range market plans for our fleet of stores. This role will source potential sites, negotiate leases and support the opening of major capital investment projects on time and meet the financial and strategic objectives of the company. The role will be responsible to resolve portfolio wide landlord negotiations effectively, efficiently and within leasing guidelines that drives overall value and benefit to the brands. This position will require travel with approximately 15-25% of time being spent in market.
What you will do:
Strategy and Planning:
Develop and implement long-range real estate strategies that align with the brands overall strategic objectives.
Conduct market analysis and feasibility studies to identify new opportunities for growth and expansion.
Monitor and evaluate the performance of the existing real estate portfolio to recommend strategic actions, such as renovations, relocations, or closures.
Site Selection and Acquisition:
Source, qualify, and secure new retail sites, considering factors like demographics, competition, rent rates, and zoning regulations.
Manage the acquisition and disposition of properties.
Oversee the due diligence process for new acquisitions, including reviewing third-party reports.
Negotiations and Leasing:
Lead lease negotiations for new locations, renewals, expansions, and amendments.
Negotiate favorable lease terms to maximize value and minimize risk.
Collaborate with legal counsel to ensure all lease documents and contracts are prepared correctly.
Stakeholder Management:
Collaborate with internal departments, including legal, finance, construction, marketing, and operations.
Maintain strong relationships with external partners like landlords, brokers, and other stakeholders.
Key liaison for senior management in the landlord & broker community, resolving portfolio wide conformity lease issues and specific final leasing deal points
Collaborate with leadership in Retail Operations and Store Maintenance to resolve any store issues and concerns that impact day to day operations
Financial and Administrative:
Prepare financial analyses, including proformas, and review settlement statements.
Manage the preparation and presentation of investment proposals to senior leadership.
Ensure compliance with internal controls and internal/external reporting requirements.
Develop the long-range strategic plan for the real estate growth of the portfolio and ensure execution of the plan to deliver profitable financial results that meet and/or exceed corporate governance metrics.
Drive the portfolio to deliver upon Annual Operating Plan (AOP) targets (on time and within parameters) and Long Range Plan (LRP), working in partnership with Store Construction, Store Development, Finance, Retail Operations and Legal.
What you’ll bring:
10+ years real estate leasing experience, with a strong preference representing retail tenants and managing a portfolio of stores
Expert knowledge of lease language & related legal documentation specific to retail real estate
Must be confident and concise in storytelling/presenting to Sr Executives that is supported with proficient financial acumen
Must have strong and proven work ethic, operating with utmost integrity.
Expert negotiation skills and tactics, who can articulate a compelling argument and drive negotiations to a favorable conclusion.
Pay Range:$143,200---$193,300PVH currently provides base salary ranges for all positions-on job advertisements-in the United States based on local requirements. These ranges are based on what PVH reasonably believes that it will pay an associate for their base salary for said position at the time of the posting. Individual compensation will ultimately be determined based on a variety of relevant factors including but-not limited to qualifications, geographic location and other relevant skills.
