On-Site Property Manager (Live-In) — Carlsbad Village
Location: Carlsbad, CA 92008 (Carlsbad Village area)

We’re a small, well-kept and family owned 30-unit apartment community in one of Carlsbad’s most walkable neighborhoods:
• 10-minute walk to Carlsbad Village — restaurants, cafés, shops, and the Coaster station
• 15 minutes to the beach
• Directly across from a large community park
We’re looking for a dependable, people-oriented on-site manager to be the eyes, ears, and friendly face of the property. We are looking for the right person to fill this long-term position.
What You’ll Do
• Serve as the on-site point of contact for residents and prospective tenants
• Show available units, process applications, and handle move-ins and move-outs
• Collect rent, make deposits and serve notices as needed
• Walk the property daily; keep common areas clean and report issues promptly
• Coordinate maintenance requests and vendors, and handle light upkeep (changing bulbs, tidying laundry/mail/pool areas, minor fixes)
• Maintain accurate records and standard California Apartment Association (CAA) paperwork
• Timely communication with property manager
What We’re Looking For
• Prior experience as an on-site/resident manager or in property management preferred
• Comfortable living on-site (this is a live-in position)
• Familiarity with CAA forms and agreements a plus
• Basic maintenance/handyman ability
• Professional, organized, and able to work independently
• Verifiable references
• Experience with Google Doc, Google Spreadsheet for record keeping
Compensation & Benefits
• On-site one-bedroom apartment with office provided as part of the role
• Additional hourly wage of $18/hour for scheduled duties beyond what’s covered by apartment rent credit, wages paid in accordance with California law
• Property provide on-site manager with a work iphone and laptop
• Year-end bonus based on performance
Compensation is structured in compliance with California resident-manager wage requirements.
Hours
Part-time and flexible, with availability for resident needs and the occasional after-hours matter. Scheduled hours are agreed in advance and tracked.
