Property Manager – On-Site (88-Unit Community)

We are seeking an experienced and reliable On-Site Property Manager to oversee the daily operations of an 88-unit residential community in Huntington Beach. This is a full-time position offering salary plus a 1-bedroom apartment as part of the compensation package.
Position Overview
The Property Manager will be responsible for the overall management of the property, ensuring efficient operations, resident satisfaction, and compliance with all local, state, and federal regulations.

Key Responsibilities
Oversee daily operations of an 88-unit residential property
Manage leasing activities, move-ins, move-outs, and renewals
Enforce lease terms and community rules consistently
Handle resident relations, complaints, and conflict resolution professionally
Coordinate and oversee maintenance requests and unit turns
Work closely with maintenance staff and outside vendors
Ensure property compliance with Fair Housing laws and local regulations
Prepare reports, maintain accurate records, and track occupancy
Collect rent, follow up on delinquencies, and assist with notices when needed
Maintain curb appeal and overall community standards
Qualifications
Minimum 2–3 years of on-site property management experience (multi-family required)
Experience managing 50+ unit communities (88-unit community )
Strong knowledge of Fair Housing laws and landlord-tenant regulations
Excellent communication, organizational, and customer service skills
Ability to handle multiple tasks and work independently
Proficiency with property management software and basic office programs
Strong problem-solving and conflict-resolution abilities
Professional appearance and demeanor
Must be reliable and able to live on-site
Preferred Qualifications
California property management experience
Experience with lease enforcement, notices, and basic compliance procedures
Bilingual (required)
