JOB DESCRIPTION:
We are seeking a dependable, highly skilled Plumbing Technician to join our team servicing scattered-site multifamily properties throughout the Los Angeles area. This is a hands-on, field-based role focused primarily on diagnosing and completing plumbing repairs efficiently and to a high standard of workmanship.
This is a ROAMING position. You will service properties throughout Los Angeles County; this is not a single-site role.
The Plumbing Technician is responsible for troubleshooting, repairing, and maintaining plumbing systems within occupied and vacant multifamily properties. All work is managed, tracked, and documented in real time. The ideal candidate has strong plumbing experience, excellent diagnostic skills, is self-motivated, and can work independently while maintaining professional communication with residents and the office.
RESPONSIBILITIES:
-Complete plumbing work orders efficiently and thoroughly across scattered-site multifamily properties, including accurate written notes and photo documentation for each job.
-Diagnose and repair plumbing issues including leaks, clogged drains, toilets, faucets, sinks, garbage disposals, showers, tubs, supply lines, shut-off valves, and other plumbing fixtures and components.
-Perform drain clearing and troubleshoot recurring or more complex drainage issues to identify the source of the problem.
-Repair and replace plumbing fixtures, valves, supply lines, drain components, and other plumbing-related equipment as needed.
-Diagnose water heater issues and perform repairs or replacements within the technician's qualifications and applicable requirements.
-Identify the source of active leaks and water intrusion and communicate when additional work, specialized equipment, or outside services are required.
-Use maintenance software platforms (e.g., PropertyMeld) to manage tasks, communicate with the office, and update work orders in real time.
-Clearly document diagnoses, work performed, materials used, follow-up recommendations, and any additional repairs needed.
-Maintain professionalism and strong customer service in all resident and staff interactions; represent the company with a clean appearance, positive attitude, and respectful communication.
-Manage inventory and vehicle stock efficiently — plan ahead for each job, maintain commonly used plumbing materials and parts, and minimize unnecessary supply runs.
-Keep job sites clean and orderly during and after work is completed and follow all applicable safety and company requirements.
QUALIFICATIONS:
-3+ years of hands-on plumbing experience, preferably in multifamily, residential, property maintenance, or a similar service environment.
-Strong knowledge of residential plumbing systems and the ability to independently diagnose and complete common plumbing repairs.
-Experience with leak detection, drain clearing, fixture repairs and replacements, toilets, faucets, valves, supply lines, garbage disposals, and water heaters.
-Ability to troubleshoot plumbing problems and determine when an issue requires escalation or specialized services.
-General maintenance experience outside of plumbing is a plus.
-Proficient in using iPads, work order systems (PropertyMeld experience a plus), and capable of writing clear job notes and capturing documentation photos.
-Strong reading, writing, and communication skills in English; ability to follow written instructions and complete digital forms accurately.
-Excellent organizational and planning skills, including maintaining vehicle inventory and preparing required materials before arriving at jobs.
-Must possess a valid driver's license, valid car registration, valid car insurance, clean driving record, and reliable personal vehicle.
-Dependable, punctual, and self-directed with a positive attitude and high standards of cleanliness and professionalism.
-Able to lift 50+ lbs., climb ladders, work in confined spaces when necessary, and perform physically demanding work.
-Must maintain compliance with applicable OSHA, Fair Housing, Lead Safety, and company safety requirements.
-Willingness to undergo additional training and pursue certifications as needed.
-Employment is contingent upon successful completion of a background check.
