Reservoir LA is a vertically integrated residential developer and builder based in Los Angeles, focused on apartment acquisition, repositioning, ground-up ADU projects, and density plays across Echo Park, Highland Park, and surrounding neighborhoods. The Role
We are hiring an Assistant Project Manager to own procurement and construction-operations support across our active projects. This role sits between the field and the office: you will source and vet product data, manage vendor and product approvals, track orders from purchase to delivery, handle vendor accounts payable, and support the entitlement team's coordination with the principals. You will work closely with the Field PM and the Creative Director on a daily basis.
This is a highly organized, detail-first role. You will be the person who makes sure nothing falls through the cracks between a product decision and a product installed correctly on site.
What You'll Do
Procurement & Product Sourcing
Source product data from the Field PM for each project scope.
Research product options to confirm specs meet project requirements and compliance standards.
Run comparison shopping across vendors to identify the best product fit and price.
Coordinate with the Creative Director to get product data approved.
Submit approved product data to the Field PM and Creative Director for final sign-off.
Maintain an organized tracking spreadsheet by project and by product, including current approval status.
Pull and organize spec sheets for the field team to reference during install.
Ordering & Delivery Management
Place orders and verify every sales order for accuracy before it moves forward.
Submit verified sales orders to the Field PM for sign-off prior to purchase.
Track delivery timelines and coordinate directly with the Field PM to prevent site scheduling conflicts.
QC incoming product for damage or defects upon delivery.
Process returns and manage vendor communication when product does not meet standard.
Field Support
Assist the Field PM on site as needed for deliveries, inspections, or field measurements.
Verify field conditions against plans when required.
Accounts Payable & Vendor Management (AppFolio)
Onboard new vendors and contractors into Reservoir's systems.
Collect and verify vendor banking information.
Set up vendors and contractors in AppFolio.
Work with the Field PM to process vendor payments accurately and on schedule.
Maintain organized backend data entry so all payments are tracked in the data room.
Support tracking and management of the construction budget across active projects.
Entitlements
Support the entitlement team by tracking status and deliverables across active entitlement projects.
Follow up directly with the principals on outstanding deliverables to keep entitlements moving forward.
What We're Looking For
Highly organized with strong attention to detail. You catch errors before they become problems.
Comfortable managing multiple projects and vendors at once without losing track of details.
Strong written and verbal communication, comfortable coordinating between field staff, vendors, and leadership.
Basic financial literacy: comfortable with invoices, purchase orders, and budget tracking.
Experience with AppFolio, spreadsheets (Excel/Google Sheets), and construction or product spec documentation is a plus.
Willingness to be on-site periodically for deliveries, inspections, or measurements.
Construction, real estate, interior design, or procurement background preferred but not required.
Compensation
$20-$25/hour, depending on experience.
