Position Overview
The Commercial Property Manager will serve as the primary point of contact for a portfolio of numerous commercial properties throughout California. You will be responsible for the day-to-day operations, tenant relations, vendor management, financial oversight, and lease administration across all assigned sites. This role requires strong organizational skills, the ability to manage competing priorities, and a thorough understanding of California commercial real estate law and practices.
Key Responsibilities
Property Operations
- Oversee all daily operations for a multi-site portfolio of office, retail, and/or industrial properties
- Conduct regular property inspections and ensure properties are maintained to the highest standards
- Coordinate and supervise maintenance staff, janitorial services, and third-party vendors
- Manage capital improvement projects from scope development through completion
- Ensure compliance with all local, state (California), and federal regulations including ADA, OSHA, and environmental requirement
Tenant Relations & Leasing
- Serve as the primary contact for tenant inquiries, complaints, and lease-related matters
- Manage lease renewals, tenant move-in/move-out processes, and space modifications
- Proactively identify and resolve tenant issues to maximize retention and satisfaction
- Support leasing team with property tours, tenant improvements coordination, and new tenant onboarding
- Monitor and enforce lease terms, including CAM reconciliations and rent escalations
Financial Management
- Prepare and manage annual operating budgets for each property in the portfolio
- Review and approve invoices, manage accounts payable/receivable, and control expenses
- Prepare monthly financial reports, variance analyses, and ownership summaries
- Conduct annual CAM (Common Area Maintenance) reconciliations in accordance with lease agreements
- Identify and implement cost-saving initiatives without compromising property quality
Vendor & Contract Management
- Solicit bids, negotiate contracts, and manage relationships with service providers
- Maintain vendor certificates of insurance and ensure contract compliance
- Manage emergency response protocols and after-hours vendor coordination
Qualifications
Required
- Valid California driver's license and reliable transportation for site visits
Preferred
- California Real Estate Salesperson or Broker License
- CPM (Certified Property Manager) or RPA (Real Property Administrator) designation — or in progress
- Experience with LEED-certified or sustainable commercial buildings
- Familiarity with California-specific compliance requirements (Prop 65, SB 721, energy benchmarking)
- Bilingual (English/Spanish) a plus
- Proficiency with property management software (Yardi, MRI, AppFolio, or equivalent)
Compensation & Benefits
- Base salary: $75,000 – $85,000 depending on experience
- Annual performance bonus tied to portfolio metrics

Work Environment
This role requires regular travel between properties across California. While a home base office will be provided, the successful candidate should expect to spend 5–30% of their time visiting properties. Occasional evening or weekend availability is required for emergencies or tenant events.
