Position Overview
The Senior Manager, Corporate Real Estate is a key strategic leader
responsible for managing and optimizing Regal Rexnord’s global real estate portfolio of 200+ owned and leased properties. This role partners closely with senior leadership to develop and execute short‑ and long‑term real estate strategies that support business growth and operational needs. Responsibilities include site selection, relocations, lease renewals, closures, and disposition of surplus assets, as well as market research and financial analysis. The role also oversees broker relationships, landlord negotiations, and the legal and construction processes required for real estate transactions.
Key Responsibilities:
Support:
Communicate effectively with internal stakeholders, including members of the executive and senior leadership teams.
Build and maintain strong, collaborative relationships with external partners, including real estate brokers, developers, property owners, landlords, attorneys, architects, and local government officials.
Partner with Project Managers and the SCOFR team to ensure timely and accurate data—such as market comparables, broker opinions of value (BOVs), and appraisals—is provided to support informed business decisions.
Support local operations by addressing site‑specific issues and serving as the primary liaison with landlords to identify and implement effective solutions.
Prepare and present comprehensive business cases that support Regal Rexnord’s short‑ and long‑term real estate strategies.
Proactively identify potential risks within the corporate real estate portfolio and develop mitigation strategies, presenting clear options and recommendations to internal stakeholders.
Lead project initiation and scope definition, ensuring appropriate prioritization, adherence to established protocols, and alignment with timelines, milestones, and commitments.
Collaborate across internal teams and external partners to manage multi‑market commercial real estate services, including transaction management, portfolio strategy, project management, and lease administration.
Negotiation:
Negotiate all provisions of the lease, including, insurance, LL/Tenant default provisions, CAM and additional provisions.
Negotiate Regal Rexnord’s Letter of Intent and work with segment and legal team members to finalize lease documents.
Negotiate the sale of industrial properties.
Manage negotiations for multiple transactions including relocations, expansions, renewals, dispositions, and renegotiations in multiple markets throughout North America and Internationally
Coordinate market tours and present recommended deals to the Project and SCOFR Teams
Reports:
Prepares trip notes from market visits and follow-up notes on tours with senior management
Real Estate Reports by Segment to Senior Leadership Team
Pro forma modeling
Ad Hoc Analysis and reporting
Required Skills and Qualifications
Bachelor's Degree Required, preferably in Finance, Business, Real Estate or Construction
7+ years of experience in Corporate Real Estate and general knowledge of corporate real estate best practices and internal & external service models is needed
Information Systems: Microsoft Office Suite, Visual Lease or similar Leasing Software experience
Advanced negotiation skills
Financial analysis skills
Excellent written and verbal communication and problem-solving abilities
Flexibility to adapt to change and multi-tasking
Experience establishing disciplined processes and driving continuous improvement and performance
Results and detail-oriented
Ability to meet many simultaneous demands for important decisions/actions and face confrontations or other difficult situations and demands for results
Preferred Skills and Qualifications
Exposure to manufacturing and global industrial businesses
Business training or exposure to working with financial statements
Understanding of 80/20 and Continuous Improvement methodologies
International experience
Travel: Likely to Travel 10-15%
Language: English
Expected Base Salary Range: $100,000 - $150,000
The salary range provided is intended to display the value of the company's base pay
compensation for this position. Salary is dependent on a multitude of factors, including
but not limited to the physical worksite location, the geographic market of that location,
candidate's skill set, level of experience, education and internal peer compensation
comparisons among other potential factors.
