We are seeking an experienced, highly capable General Manager to lead our property management operations.
This is a senior leadership position with responsibility for the overall performance of the property management company and the properties we manage. We are looking for someone who is comfortable taking ownership, managing people, understanding financial performance, solving problems, and building systems that allow the organization to operate efficiently without constant oversight.
The right person will be both strategic and hands-on. You should be comfortable reviewing financial statements and budgets one minute and addressing an operational issue with a property manager or vendor the next.

What You Will Own
The General Manager will have overall responsibility for the operational and financial performance of the property management organization, including:
Leadership & Management
Lead, manage, and develop the property management team.
Establish clear expectations, accountability, and performance standards.
Create a culture where employees take ownership of their responsibilities and follow through without constant supervision.
Recruit, train, evaluate, and retain high-quality employees.
Identify organizational gaps and develop practical solutions.
Establish clear lines of responsibility and communication throughout the organization.
Provide leadership and direction while avoiding unnecessary micromanagement.
Property Operations
Oversee the day-to-day management of the company's portfolio.
Ensure properties are well maintained, properly staffed, financially sound, and operating efficiently.
Monitor occupancy, collections, resident/tenant satisfaction, maintenance, turnover, and property condition.
Establish consistent operating procedures across the portfolio.
Review property performance regularly and identify issues before they become larger problems.
Ensure property managers are actively managing their properties rather than simply reacting to issues.
Oversee maintenance and vendor relationships, including pricing, performance, contracts, and accountability.
Ensure outside vendors are properly managed and that spending is consistent with approved budgets.
Financial Management
The General Manager will have significant responsibility for the financial performance of the portfolio.
Responsibilities include:
Review monthly financial statements and property-level performance.
Monitor NOI, revenue, expenses, occupancy, collections, and budget variances.
Develop and manage annual operating budgets.
Identify cost overruns and implement corrective action.
Review major expenses and vendor contracts.
Work with accounting to ensure financial reporting is accurate and timely.
Identify opportunities to improve revenue and reduce unnecessary expenses.
Hold property managers accountable for their financial results.
Develop meaningful performance metrics and reporting for ownership.
This position requires someone who is comfortable with numbers and understands how operational decisions affect NOI and overall property performance.
Systems & Process Improvement
We are looking for someone who can help us build a property management operation that is organized, efficient, and scalable.
You will:
Evaluate existing processes and identify inefficiencies.
Establish standardized procedures and accountability systems.
Improve communication between property management, accounting, maintenance, and ownership.
Ensure property-management software and technology are being used effectively.
Develop reporting that gives ownership a clear picture of portfolio performance.
Reduce unnecessary administrative work and duplication.
Create systems that allow the company to grow without creating unnecessary overhead.
Ownership & Accountability
This position is not intended for someone who needs to be told what to do every day.

Performance & Bonus
The position includes a $130,000+ base salary plus a performance-based bonus.
The bonus will be tied to measurable company and portfolio performance. Potential performance measures include:

Qualifications
Required
Significant experience in property management leadership.
Experience managing multiple properties or a substantial portfolio.
Demonstrated experience managing and developing employees.
Strong understanding of property-level financial statements and budgets.
Experience with NOI, operating expenses, revenue management, and budget variance analysis.
Strong vendor-management and contract-negotiation skills.
Excellent organizational and communication skills.
Ability to prioritize and manage multiple issues simultaneously.
Strong judgment and problem-solving skills.
Ability to work independently and make decisions.
High level of accountability and follow-through.
Preferred
Experience as a Regional Property Manager, Director of Property Management, Portfolio Manager, or similar senior-level role.
Experience managing multifamily housing.
Experience with affordable housing or regulated housing.
Experience with property-management software such as AppFolio or similar platforms.
Experience overseeing capital projects, renovations, or major maintenance programs.
Experience developing budgets and financial forecasts.
Experience working directly with ownership.
Bachelor's degree in business, real estate, finance, or a related field is preferred but not required.
