Job Title: Regional Director
Reporting to the COO, the Regional Director is responsible for the day-to-day leadership and operational success of a portfolio of approximately
60 self-storage properties through the oversight of
4 Regional Managers (about 15 properties each). This role provides strategic direction and support to Regional Managers, ensuring each property operates efficiently, maintains company standards, executes marketing and sales initiatives, and achieves financial and operational goals. With approximately
50% travel, including regular in-person visits with Regional Managers, this is an excellent opportunity for a proven multi-site leader who thrives on developing teams, driving performance, and delivering operational excellence.

:- Lead, coach, and support a team of 4 Regional Managers overseeing approximately 60 properties.
- Drive occupancy, revenue, NOI, and overall operational performance across your portfolio.
- Analyze business performance and implement strategies to improve results.
- Partner with Regional Managers to develop high-performing property teams and deliver an exceptional customer experience.
- Oversee budgets, financial performance, expense management, and operational compliance.
- Conduct regular property visits and travel to support your teams, with an expectation of approximately 50% travel, including in-person visits with two Regional Managers each month.
- Build strong relationships with team members, property owners, and business partners.

Required Skills/Abilities:- The ability to travel by car or airplane up to 50%
- The ability to travel away from home for up to one week at a time, as requested
- The ability to communicate, converse with and express information in person, by phone and through other technology
- The ability to maintain a regular and punctual schedule
- The ability to be a self-starter
- Must be located in or around Atlanta, Georgia
Education and Experience Requirements:- High school diploma or GED required; Bachelor's degree in a related field strongly preferred
- Minimum of 5 years of experience in storage management preferred
- Proven success leading managers and overseeing multiple locations.
- Strong financial, operational, and leadership skills.
- Excellent communication, coaching, and problem-solving abilities.
