Position Summary
The Pre-Construction Manager plays a mission-critical role in transforming sales opportunities into shovel-ready projects. You will lead the planning, coordination, and execution of all pre-construction activities, including feasibility review, estimating hand-off, design development coordination, permitting, and schedule alignment. Acting as the strategic conductor between our sales, estimating, design, procurement, and construction management teams, you ensure that every project begins with clarity, readiness, and velocity.
Key Responsibilities
Primary Objectives
• Own the pre-construction process from sales closing handoff to project management delivery and construction mobilization.
• Manage project kickoff, coordination, and approvals across design, estimating, permitting, and vendor planning.
• Ensure alignment with sales, project management and customer requirements, StudioBuilt's modular capabilities, and delivery expectations.
• Build and maintain master pre-construction schedules and milestone timelines for all active deals.
Core Duties
• Facilitate internal project launch meetings following contract signing or LOI.
• Translate conceptual designs and client requirements into production-ready scopes.
• Coordinate with the estimating team to finalize budgets, cost options, and value engineering inputs.
• Collaborate with the design team through schematic design, 50%, 95%, and CD milestones to secure executive approvals (Head of Studiobuilt signoff on elevations/floor plans).
• Track and support permit submissions, approvals, and zoning issues across Texas, New Mexico, and Oklahoma.
• Prepare and present pre-construction summaries to leadership to enable factory and site scheduling.
• Ensure ALL trade/vendor scopes are clear, priced, and planned before project release on all internal and external projects.
• Identify risks, delays, and gaps early and communicate mitigations clearly to leadership and field teams.
• Partner with construction management to ensure readiness for on-site execution and installation.
Success Metrics
• Project kickoff-to-permit approval timelines
• Accuracy and completeness of pre-con documentation and turnover to manufacturing and construction
• Budget adherence from estimating through to contract buyout
• Milestone achievement rates for design approvals and jurisdictional approvals
• Stakeholder satisfaction (Sales, Manufacturing, Design, Construction)
Qualifications
• 5+ years of experience in pre-construction, project management, or construction planning (modular/offsite experience preferred)
• Strong understanding of residential construction sequencing, permitting, and design workflows
• Demonstrated ability to lead cross-functional teams and manage multiple projects concurrently
• Skilled in construction documentation, risk identification, and jurisdictional coordination
• Proficient in construction scheduling tools (Smartsheet, MS Project, or similar) and CRM/ERP platforms (Moducore a plus)
• Exceptional communicator with strong organizational discipline and follow-through
